Verified Quality Program Development

Quality in home construction is a big topic that I feel has not been adequately addressed. There are many high-quality builders and there are many cheats out there so how do you, as a homeowner know which one you are working with and how they are doing on your home?  Custom home builders can include Verified Quality to help build an even higher trust with their clients. 


Spec home builders have a particular interest in proving quality. Their homes were not commissioned, design and building materials and quality details were not worked out with the buyer. Following a Verified Quality Program and sharing the documents with potential buyers is essential to making quick sales and a good profit. The faster you can turnover a spec home the better it is for your business. 

Photo-documentation

Photo documentation is the best way to record what is going into a new home however this process comes with many issues. An all-in, photos of everything approach is time-consuming and more costly than it needs to be. Random photos will never capture the right amount for a good record. Then there is progress, we expect the project to move quickly and don't want to stop and take pictures throughout the day and those pictures must be accompanied by notes or many of them end up just being pictures. 


In my construction career I had developed and used a photo-documentation program on very active and fast-moving jobsites. Doing it as a third-party made it easier because I wasn't building the projects being photographed. Since there are added costs associated with this program will be include how to negotiate the level of verified quality with your clients.

To develop and effective Verified Quality program I will be  working with builders directly. This program must be seamless and not burden the workers in the field or the office staff. This program must capture the critical parts of construction and clearly show the craftsmanship and quality of your work. 


Verified Quality is more than just photos, it includes proper record keeping and sharing the right documents with your client. How many homes are delivered with a full photographic and documentation record? How many get a complete O&M, Operation and Maintenance manual with their new home? If you are not familiar with this, it is a binder with all of the owner's manuals for appliances as well as the various materials used and their requirements for maintenance over time such as roofing, siding, etc. Even though most of these things wont mean much to the homeowner, it is part of their new home and their information to have.


The Verified Quality program also backs up progress reports used in obtaining the next draw. An Ironwood Home of any size will be built very quickly and due to prefabrication, a large amount of materials will be purchased early. This will require more money up front, likely more than the banks are used to distributing. They will want verification of where this money is spent. Providing material purchase records and photographs will help this process work faster and build a good relationship with the financial institutions.


What makes photo documentation work in the Ironwood Home Design is the consistency in construction of these homes. Keeping up with a photographic is easier and more routine and much more likely to be done regularly. 


Another benefit of having your own record is marketing to new clients and being able to reference issues, should they arise, during or even after warranty. Building confidence with your current and future clients and within your own construction team will have long-lasting affects.
