
By now you have heard that every Ironwood Home is built around the 400 sq. ft. structural frame. This is where we begin, almost. First, if you already own property, draw out the property lines, setbacks ( if known), streets, driveways, natural features and neighbors.
How to setup your property.
Once you have property lines and setbacks, easements and other restrictions marked up you can start setting up your home size, shape and orientation on the site.
Use multiple frames to provide the rough home size. Each frame equals 400 sq. ft. interior space.
Now go into plan view. Mark the frames by highlighting the shear panel locations in red. These are the immovable parts, with a few exceptions. Draw out your floor plan. There are no structural walls to worry about, just the shear panels, so you can have large open spaces if you want them.
On your floor plan, mark the exterior doors and window locations and sizes. These get designed into the exterior wall panels. We can't design the wall panels until the interior floor plan is completed.
Pick a roof style, choose exterior siding and trim but choose from non-combustible and durable materials. Wood can be used at the exterior but only as accent trim and when against a non-combustible surface. I prefer to keep the wood to patio furniture, swings and benches.
